NOTICE REGARDING LILAC HILLS RANCH PLANNING COMMISSION JUNE 8, 2018 HEARING:
The Planning Commission hearing on the Lilac Hills Ranch project this Friday, June 8 is to consider whether the changes to the proposed project, which have occurred since the Planning Commission’s recommendation on September 11, 2015, are considered “substantial modifications” requiring additional review and recommendation by the Planning Commission, as outlined by California Government Code Section 65356. The hearing on this item is limited to consideration of this issue. Public testimony will be limited to the changes that have occurred to the proposed project since the Planning Commission’s recommendation on September 11, 2015.

The Project includes a General Plan Amendment (PDS2012-3800-12-001), a Specific Plan (PDS2012-3810-12-001) a Zone Reclassification (PDS2012-3600-12-003), two Tentative Maps (PDS2012-3100-5571 & PDS2012-3100-5572), a Major Use Permit (PDS2012-3300-12-005), a Site Plan (PDS2012-3500-12-018), and a Draft Habitat Loss Permit (PDSXXXX-HLP-XXX).

The project is located on approximately 608-acres of property and consists of a mix of residential, commercial, and institutional uses, along with parks and open space. Specifically, the project would include: 90,000 square feet of commercial, office, and retail, including a 50-room country inn; 903 traditional single-family detached homes; 164 single-family attached homes; 211 residential units within a senior citizens neighborhood; necessary facilities and amenities to serve the senior population (including a senior community center, a group care facility, and a memory care facility); and a 2.0-acre Community Purpose Facilities (CPF) area that could be comprised of a private recreational facility and civic fire station, with the total area of both not to exceed 40,000 square feet. The project also proposes a school site to accommodate K-8 students, public and private parks, and other recreational amenities. Also planned within the project site are a Recycling Facility (RF), a Water Reclamation Facility (WRF), and other supporting infrastructure.
